  • Follow up consistently with all parties

  • Submit files to your brokerage for compliance review 
  • Obtain any missing disclosures and signatures

  • Order title services and coordinate directly with the title company
  • Obtain all required title commitments lien searches and estoppels
  • Confirm clear title with the closing agent before settlement

  • Request and secure all necessary association applications
  • Confirm applications are submitted properly and on time
  • Follow up to obtain association approval letters prior to closing
  • Confirm that home inspections are scheduled and completed
  • repare credit or repair addenda as instructed by the agent or attorney
  • Coordinate the transfer of service contracts and warranties to the buyer
  • Collect and organize repair receipts to ensure compliance before closing

  • Schedule the final walkthrough and closing appointment to verify property condition and timing
  • Review the settlement statement / closing disclosure for accuracy and compliance
  • Provide commission disbursement authorization (CDA) to the title company
  • Transfer escrow funds when required for closing
  • Confirm the buyer has secure wiring instructions from the title company to prevent fraud
  • Provide utility provider contact information
  • Coordinate key exchange
