Florida Real Estate Closing Checklist

The last week before a Florida closing is when small unresolved items become urgent. Use this checklist alongside the signed contract and the closing agent's instructions.

One week before closing

  • Confirm the lender's remaining conditions and expected clear-to-close timing.
  • Ask title about title clearance, payoffs, survey issues, association estoppels, and final figures.
  • Confirm HOA or condo approval and any required transfer fees.
  • Check that repair agreements have been completed and receipts delivered.
  • Choose the signing method and confirm identification, notary, witness, or remote-signing requirements with title.

Before the signing appointment

  • Schedule the buyer's final walk-through according to the contract; commonly this is close to closing.
  • Review the settlement statement and raise discrepancies promptly with title, lender, and agent.
  • Buyers should confirm the exact amount due and call title using an independently verified number before wiring. Do not rely on changed instructions in an email or text.
  • Sellers should keep agreed utilities active through the day of closing and coordinate final readings and account changes.
  • Confirm the plan for keys, garage remotes, access codes, and possession under the contract.

After closing

Obtain the final settlement statement, confirm disbursement and key-release instructions with title and the agents, and finish the brokerage file. Florida buyers who qualify should check homestead exemption filing requirements with their county property appraiser.
