If a Florida real estate contract terminates, your Transaction Coordinator handles the process to ensure compliance and a smooth resolution. I will:


  • Prepare the official Release and Cancellation of Contract
  • Send the form to all parties and follow up for signatures
  • Distribute the executed form to the buyer, seller, agents, and title company
  • Coordinate with the escrow agent for the return of the escrow deposit


This ensures the file is closed properly and escrow funds are disbursed according to agreement, minimizing delays or disputes.


  • My full-service contract-to-close transaction coordination is $500 per transaction.
  • If you represent both sides of the transaction, an additional $200 fee applies.

No. If your Florida real estate transaction fails to close for any reason, you will not owe a fee. There are no ifs, ands, or buts about it.


Our guarantee is simple: we only get paid when you do. This ensures Realtors and clients have peace of mind knowing they can rely on professional transaction coordination services without risk of paying for a deal that doesnt close.


What happens if escrow is forfeited? Do you still get paid?

Yes. If the buyer defaults and escrow funds are forfeited, and you (the agent or seller) retain a portion of that deposit, then my Transaction Coordinator fee will be paid from those funds.

This ensures that compensation is tied directly to the transaction outcome. If you receive funds, I get paid. If no funds are retained, no fee is due.
